Lever Capital Partners secured a $36MM loan for the ground-up construction of a 440,000 SF, 360 unit multifamily project located in Henderson, Nevada. Lever was involved in procuring the 65% LTC debt for the transaction. Guarantees for the loan were limited to a completion guarantee and corporate recourse, keeping the sponsors from having to sign personally. We were able to close the loan in an efficient manner at the same deal terms that were provided on the original term sheet even though pricing had increased during the closing time frame.
